Welcome: Development Services: Planning Development plan submission checklistThree (3) sets of plans are required to be submitted to the Building Department one week prior to the Wednesday meeting. Any plans that need to be resubmitted must follow the same procedure. At a minimum, the following items must be shown on the site plan. - Name of submitted Project
- Address of project
- Vicinity map
- Owner, Developer, Engineer, Architect or Surveyor
- Engineer, Architect or Surveyor certification stamp/ signature
- Zoning of property
- Flood data, Flood Insurance Rate Map & M.O.E.
- North arrow & scale (between 1"=20' and 1"=100')
- Site Plan showing legal boundaries & survey markers
- Existing trees (6" caliper or greater plus critical root zone)
- Streets (label R/W & pavement dimensions)
- Sidewalks (existing & proposed plus ADA details)
- Buildings and/or additions (dimensions & setbacks)
- Building first floor elevation & corner grade elevations
- Building square footage (fire protection & PUD)
- Off-street parking (9'x 20' or 180 sq' ft. minimum) plus ADA
- Driveway apron (City of Fairfield Standard - Type C)
- Easements (utility, access, drainage, landscape, etc…)
- Water utility - domestic (size, type, meter, thrust blocking)
- Fire protection utility (size, type, nearest hydrant)
- Sanitary sewer (size, slope, percent, inverts, clean out, sampling)
- Storm sewer (size, type, inverts, catch basin - ODOT Type)
- Storm water detention and drainage plan with flow arrows
- Contour Map - existing and proposed final grade topo
- Sedimentation & erosion control plan with details
- Landscape Plan (buffering and plantings)
- Dumpster (access, shown on a concrete pad, screened) plus details
- Temporary construction entrance (location & detail)
- OEPA - National Pollution Discharge Elimination Systems permit (NPDES)
- Butler County Regional Airport - FAA zoning restrictions
